Recently, Cohen & Perfetto LLP, a boutique real estate law firm with offices in Manhattan and Long Island, closed an $11,000,000 sale of property in Richmond Hill, Queens for a local building owner, as well as a resulting 1031 exchange.

The sale of the Richmond Hill building was completed with the specific intention of reinvesting the proceeds into a new development for the client’s growing business.  Cohen & Perfetto boasts a long resume of closings in the 1031 exchange area, and was prepared to help guide the owner through the time-sensitive process.

“Finding properties that are satisfactory to the client and closing in a timely manner are crucial to a 1031 or reverse 1031 exchange and somewhat challenging,” said Louis A. Perfetto, managing partner of Cohen & Perfetto.

The exchange was finalized with the owner’s purchase of a property in New Hyde Park, New York, which was purchased for $8,200,000.  “We were happy to represent our client in the next phase of their growth,” said Matia S. Nikolovienis, partner at Cohen & Perfetto.

The legal team was led by Louis Perfetto and Matia Nikolovienis.  Ira Levine represented the selling company, Rolling Hills New York Corp, in this transaction.

New York, NY (December 19, 2018) Cohen & Perfetto LLP worked with UOVO in the purchase of property located at 105 Evergreen Avenue in Brooklyn, New York.  Uovo purchased the former B&H warehouse $46,500,000 with the intention to renovate the space to house their art storage facility. This project will be the fourth art storage facility for UOVO.

With Cohen & Perfetto’s guidance, UOVO was able to obtain further benefits during the process of this purchase by obtaining certain IDA benefits from the New York City Industrial Agency (“IDA”).  The IDA is a conduit issuer that issues tax-exempt industrial revenue bonds that assist eligible companies to finance expansion opportunities by providing abatements on sales, real estate and mortgage recording tax.

This project will be the fourth art storage facility for UOVO.

The legal team representing Uovo was led by Louis Perfetto, Matia Nikolovienis and Christine Mulryan.  Allie Aaron represented the selling company, 105 Evergreen LLC, in this transaction.
